Market Update - A Local Perspective

New Castle County, DE

New Castle County  experienced a 1.2% increase in the number of sold homes for the first ten months of 2018 compared to 2017 and a 2.3% increase in the median sales price from $219,900 to $225,000. The number of homes that went under contract in the first 10 months of 2018 decreased 0.5% from 2017.

Kent County, DE

For the first 10 months of 2018, Kent County experienced a 1.1% decrease in the number of sold homes compared to 2017 and a 4.7% increase in the median sales price from $200,000 to $209,300. The number of homes that went under contract in the first ten months of 2018 decreased 2.0% from 2017.

Sussex County, DE

For the first ten months of 2018, Sussex County experienced a 0.9 decrease in the number of sold homes compared to 2017 and a 5.7% increase in the median sales price from $265,000 to $280,000. The number of homes that went under contract in the first 10 months of 2018 decreased 1.8% from 2017.

Southern Chester County, PA

Southern Chester County  experienced a 7.2% increase in the number of sold homes in the first ten months of 2018 compared to 2017 and a 1.4% increase in the median price of sold homes, from $365,000 to $370,000. The number of homes that went under contract in the first 10 months of 2018 increased 7.2% from 2017.

Cecil County, MD

For the first 10 months of 2018, Cecil County experienced a 2.9% decrease in the number of sold homes compared to 2017 and an increase in the median sales price of 1.8%; from $219,000 to $223,000. The number of homes that went under contract in the first ten months of 2018 decreased 8.6% from 2017.
